Residential Permit Guidelines


New home, pool or spa permit applications are paper submissions only at this time.

  1. Accessory buildings: A building permit is required for detached accessory buildings ≥ 250 square feet. No permanent structures are allowed inside the building setbacks.  Any structure that is going to be attached to the house (main building) or includes electrical, water, sewer or gas requires a building permit.
  2. Wood decks, concrete patios, and other flatwork: A permit is required prior to construction of any wood deck. Flatwork/concrete that is not structural and is < 250 square feet does not require a building permit.  No permanent structures are allowed inside the building setbacks.
  3. Patio covers, arbors, porches, and awnings: A permit is required before construction of a permanent structure.   No permanent structures are allowed inside the building setbacks.
  4. Swimming pools and spas: An in-ground, or an above-ground swimming pool that is more than 24-inches deep needs a permit prior to construction/installation. Hot tubs and spas also require a permit.  No permanent structures are allowed inside the building setbacks.
  5. Fences / Pool Enclosures: A permit is required for the creation or replacement a perimeter fence or a pool enclosure.
  6. Walls: A permit is required for screening walls and any retaining wall that is over 4-feet tall.
  7. Solar panels: A permit is required for the installation of solar panels.
  8. Mechanical work: Mechanical work such as installing heating and air conditioning units, relocation or installation of new duct work, or installation of new exhaust fans requires a permit.
  9. Plumbing: Plumbing alterations, water heaters, water and sewer line repairs require a permit.  Replacement of faucets does not require a permit.
  10. Electrical work: Electrical work such as electric panel upgrades, relocation or installation of new outlets or fixtures, or installation of a generator requires a permit. 
  11. Window/Door replacements: The replacement of exterior doors and windows requires a permit. Replacement doors and windows are required to meet the Town’s most currently adopted energy code.
  12. Irrigation systems: The backflow prevention valve must be tested and installed by a state-licensed irrigator.
  13. Sidewalks: A permit is required for the installation, extension, repair, or replacement of sidewalks when the size is ≥ 250 square feet.
  14. Driveways: A permit is required for the installation, extension, repair, or replacement of any driveway when the size is ≥ 250 square feet.
  15. Outdoor fireplace, fire pit, or fire feature: Installation of any permanent outdoor fireplace, or outdoor appliance requires a permit.  No permanent structures are allowed inside the building setbacks.
  16. Roof Replacement: A permit is required for the replacement of a roof if the property has gas appliances such as a furnace, water heater and/or cooking appliances.

  1. Chicken Coops: A permit is required for the installation of a chicken coop.  Additionally, chicken coops must be inspected annually.
