🌟 Certificate of Occupancy (CO)

Purpose

A certificate of occupancy confirms that a home substantially complies with the building codes adopted by the Town of Lakewood Village and is suitable for occupancy as a residence.

Note: A certificate of occupancy is not a warranty or guarantee. It reflects compliance with applicable codes at the time of inspection.

Access to the Property

The inside and outside of the property must be accessible on the day inspection is scheduled. If the property is not accessible and ready for inspection, a re-inspection fee will be charged and must be paid prior to rescheduling.

General Health and Safety

The inspection shall be performed by the building official or his/her authorized designee. Areas to be covered under the inspection include general health and safety issues, but are not limited to:

  • Electrical Hazards (exposed conductors, electrical service panels, GFCI protection in all wet areas, primary cold water ground and secondary grounding);
  • Existing plumbing (visible leaks, fixtures, proper air gaps, vacuum breakers at all hose bibbs);
  • Interior structure conditions (walls, ceiling);
  • Smoke detectors (located in all bedrooms and adjacent areas);
  • Foundation conditions (cracks/breaks);
  • Stairs, hand / guardrail condition;
  • Exterior surfaces (rotted);
  • Exits from home (including operable bedroom windows);
  • Heating equipment (water heater/furnace);
  • A/C equipment condition (in proper working order);
  • Adequate ventilation in bathrooms and laundry rooms (windows or exhaust fans);
  • Garbage and debris (outside);
  • Accessory buildings (structural condition, exterior surface rotted);
  • Fence condition (rotted, upright position);
  • Pool barrier gates self closing and self latching;
  • Driveway / sidewalk hazards (cracks, breaks with more than three (3) inches of deflection and cracks in excess of three (3) inches); and
  • Address posted minimum size four (4) inches of contrasting color.

🗑️ Garbage & Recycling Collection

Trash and recycling service in Lakewood Village is provided by Allied Waste (Republic Services). Each household receives three 90-gallon containers that may be used in any combination for landfill or recycling.

Weekly Pickup

Collection occurs every Monday. Please place your containers at the curb by 7 a.m.

Be sure containers are at least 3 feet apart and clear of vehicles.

Quarterly Bulk Collection

Bulk pickup occurs quarterly on the second Saturday of February, May, August, and November.

  • Up to 10 cubic yards (≈ three pickup truck loads).
  • Unbundled brush clippings accepted.
  • Non-hazardous materials only.

Please place brush and yard waste in a separate pile from landfill items. Allied uses different trucks to recycle yard waste apart from landfill material.

Helpful Notes
  • Holiday Schedule: If a collection day falls on a major holiday, pickup may be delayed by one day.

  • Hazardous Waste: Items like paint, oil, and electronics are not accepted. See Denton County’s disposal programs for safe options.

📬 Cluster Mailbox Keys

Mail is delivered to cluster box units (CBUs), not curbside. If you’re moving in and need a mailbox key, follow the steps below.

1) Visit the Serving Post Office

Bring a government-issued photo ID and proof you live at the address (closing docs, deed, or lease/utility).

2) Tell USPS You Need a Key

  • If the previous owner didn’t provide keys, request a lock change and new keys for your CBU compartment.
  • USPS may have you complete PS Form 1094 — Request for Post Office Box Key or Lock Service and pay a small lock/key fee (amount varies by location).
  • USPS will change the lock and notify you when your keys are ready for pickup.
Helpful Notes
  • Who issues keys? For USPS-owned CBUs, keys/locks are handled by the local Post Office. If a CBU is privately owned/managed (some condos/HOAs), contact the property manager instead.
  • Documentation needed: Photo ID + proof of occupancy/ownership (lease, deed, or recent utility). Bring your exact street address and unit number.
  • Fees & timing: A lock/key fee is typical; exact cost and turnaround are set locally by USPS. Ask the Little Elm counter staff for current details.
  • Parcel lockers: Packages too large for your mailbox may be placed in a parcel locker. USPS leaves a one-time use key in your box to open the locker.

Lakewood Village is served by Little Elm Independent School District, which provides Pre-K through 12th education across multiple campuses (elementary, middle, and high school). School assignments are based on LEISD attendance zones.

Important: Public schools are operated by Little Elm Independent School District (LEISD) and are not governed by the Town of Lakewood Village.

Lakewood Village Elementary

Lakewood Village Elementary opened in 2025 as the first dedicated campus within the Town, serving Pre-K through 5th grade as part of Little Elm ISD. Designed with a functional student capacity of about 700 and staffed by approximately 30 employees, the school provides a safe, modern learning environment with secure entrances and up-to-date facilities. Outdoor spaces include playgrounds and recreational areas that encourage active play and community connection. In keeping with Lakewood Village’s values, the campus was built to be fully compliant with Dark Skies standards, preserving the town’s natural night sky.

The NTTA operates toll roads in the North Texas region. Here’s how you can set up a TollTag, pay tolls, and get help if you run into issues.

Tip: Using a TollTag saves you money. Drivers without a TollTag are billed via ZipCash (pay-by-mail) and pay higher rates.

Additional Notes & Tips
  • Tolls for NTTA’s TEXpress lanes are also billed through NTTA.
  • If you use a non-NTTA tag (e.g. interoperable ones), NTTA accepts many of them but billing is integrated through their system.
  • Need assistance on the road? Dial **#999** from a mobile phone for free roadside safety services on NTTA roads.
  • Keep your account in good standing—late tolls sent via ZipCash can accrue fees, and repeated nonpayments may lead to restrictions on vehicle registration renewal.

Lakewood Village does not operate its own fire or police departments. Instead, services are provided through regional partnerships:

For all emergencies, always dial 911. Calls are automatically dispatched to the correct agency (Little Elm Fire or Denton County Sheriff).

Additional Notes
  • Firefighters from Little Elm Fire Department also handle emergency medical response (ambulance/paramedic services).
  • The Denton County Sheriff’s Office provides patrol, crime investigation, and other police services within Lakewood Village town limits.
  • Residents may also use the Sheriff’s non-emergency numbers to request wellness checks, report suspicious activity, or handle non-urgent issues.
